Seller's Market in the Lehigh Valley

In line with the change of season and warmer weather, the Lehigh Valley housing market is heating up heading into the spring and summer. Starting in January of this year, the housing market in the Lehigh Valley communities saw median sales price increase nearly 12 percent over the same time last year and a record low in the number of houses for sale. With high sale prices and low inventory, there couldn’t be a better time to list your home for sale in the Lehigh Valley.

For the past few months, the Lehigh Valley market has been challenging for buyers but has become an ideal market for sellers. Month after month, the pool of available homes has continued to decrease as interest in homeownership in the cities of Allentown, Bethlehem, Easton, Nazareth and Hellertown has increased. This is due in part to the positive economic recovery in the last few years, which has corrected the market and reinstated the usual rules of supply and demand. With more people willing and able to buy homes and a smaller number of homes for them to choose from, we are seeing multiple offers on homes which drives up price and the overall health of the seller’s market. March data shows current sellers are receiving on average 98.3 percent of list price and experts predict this trend to stay strong into the summer months.
